FAQ
Odor Removal Questions, Answered Honestly
Real answers about pricing, process, safety and timelines. If your question is not here, call us.
+How does professional odor removal actually work?
We identify every surface where the odor lives, treat those surfaces with bio-enzymatic or ClO2 chemistry that breaks the odor molecules at the source, then deliver a whole-space vapor treatment so ductwork and voids are reached. After dwell time we verify the result.
+How long does a treatment take?
Most residential jobs are one to four hours on site, plus four to twenty four hours of dwell time before the space is back to normal use. Vehicles are typically one to three hours.
+What odors can you remove?
Smoke and fire, tobacco and cigar, marijuana, pet urine and dander, cooking and grease, musty and mildew, biological and sewage odors, vehicle odors, and whole-house odor combinations.
+Can you really remove pet urine smell?
Yes. Pet urine crystalizes and reactivates with humidity, which is why surface cleaning fails. We treat the actual saturation, including subfloors and framing when needed, so the smell does not come back.
+Will smoke odor stay gone?
Yes when treated correctly. The key is treating the soft goods, the surfaces and the HVAC, then verifying. We do all three.
+Do you remove marijuana smell?
Yes. Cannabis smoke and resin removal uses the same process as tobacco. No judgement, no fragrances.
+Can you treat vehicles?
Cars, trucks, SUVs, RVs, motorhomes and boats. Most vehicles are completed in one to three hours. Vehicle pricing typically runs $350 to $500 depending on size and severity.
+What is a Whole House Reset?
A full-property ClO2 odor reset that treats every room, the HVAC system and the soft goods so the home's indoor air baseline is neutral. Popular for new home purchases, post-tenant turnovers and pre-listing prep.
+Do you work with real estate agents?
Yes. Pre-listing odor resets are one of our highest-value services. We coordinate with showings, photography and inspection schedules.
+Is the process safe for kids and pets?
Once dwell time is complete and the space is ventilated, the treated area is fully safe for children, pets and people with chemical sensitivities. We do not use ozone, bleach or synthetic fragrances.
+Do you offer free inspections?
We charge a competitive flat rate for inspections so you get an honest, professional assessment, not a sales visit. The inspection fee is credited toward your treatment if you book.
+Are you guaranteed?
Yes. If the odor returns within our warranty window we retreat at no charge.
+Why do you use chlorine dioxide instead of ozone?
Ozone is not recommended for occupied spaces and residual ozone can continue to off-gas from porous materials after treatment. Chlorine dioxide is used in municipal drinking water, food safety and post-anthrax building cleanup and is safer when professionally applied with proper dwell and ventilation.
+Is chlorine dioxide safe?
Yes when generated, applied and ventilated by trained technicians. ClO2 is FDA-permitted for produce washing and food-contact sanitizing at defined concentrations and EPA-regulated in drinking water. People, pets and plants are out of the treated space during dwell time and the space is aired to background levels before re-entry.
+Will my house smell like chemicals afterward?
No. Once dwell and ventilation are complete the home smells neutral, not perfumed and not chemical. If any residual smell remains we return at no charge.
+Do I need to move out?
No. You will be out of treated rooms during dwell time (typically 4 to 8 hours for room work, longer for whole-house). Most families run errands or visit family while the treatment works.
+Can you help with a house I am about to buy?
Yes. Buyer inspections and pre-move-in Whole House Resets are one of our most common jobs. We often coordinate with the seller's agent so the treatment happens between close and move-in day.
+Do you handle hoarding, biohazard or estate cleanouts?
We handle the odor remediation side after physical cleanup and biohazard removal is complete. We coordinate with the biohazard company and take over once the space is safe for our crew.
+What does odor removal cost in Denver?
Whole-house resets typically run one to two dollars per square foot, vehicles run $350 to $500, and commercial jobs are quoted per space. We give you a real number on the phone or after a short inspection.
+How soon can you be at my property?
For most Denver metro requests placed before noon we can schedule same week, and urgent listing prep or move-out jobs are often handled within 24 to 48 hours.
+Do you serve Aurora, Lakewood, Arvada and the rest of the metro?
Yes. We cover Denver, Aurora, Lakewood, Arvada, Westminster, Thornton, Centennial, Highlands Ranch, Littleton, Englewood, Parker, Lone Tree, Greenwood Village, Cherry Hills Village, Broomfield, Golden, Wheat Ridge and more. See our service areas page for the full list.
+Can you remove skunk smell?
Yes. Skunk odor is one of the most persistent outdoor odors and often gets pulled into the HVAC and soft goods. We treat the source and re-neutralize the airspace so the smell does not linger.
+Do you handle post-fire smoke damage?
Yes. We coordinate with restoration contractors and take on the odor side of the project once soot removal and structural cleanup is complete.
+Will treatment hurt my hardwood floors, art or electronics?
No. Our ClO2 and bio-enzymatic protocols are safe for hardwood, art, electronics, appliances and finishes when applied by trained technicians. We check materials during the inspection and adjust the plan if needed.
+Do you use fragrances or masking scents?
Never. If a home smells like perfume after treatment, the odor is still there under the perfume. We deliver a neutral result, not a scented one.
+How is this different from a carpet cleaner or restoration company?
Carpet cleaners and general restoration companies treat odor as an afterthought. Odor removal is our only service. Our tools, chemistry and training are all focused on permanently eliminating odor, not scrubbing carpet.
